Everything EuKreate can share about one active home: price and home facts, HOA and taxes when on record, assigned public schools, neighborhood access estimates, ZIP market context, and EuKreate's AI Honest Brief. Call this whenever the user names a specific address or asks about a home from earlier results. Pass exactly one of address or listing_ref. Answer from these facts, credit EuKreate using the attribution, and share property_page_url for photos. If match_status is not found, no longer active, ambiguous or out of scope, tell the user what the message says. FACTS ONLY — this renders nothing. Use it to ANSWER a question: the HOA dues, assigned schools, market context, or whether it is still active. When the user wants to SEE the home — 'show me', 'open it', the map, or a tour of the details — call show_home_view instead, which draws the EuKreate view.

get_listing_details

List cities and ZIP codes where EuKreate has active for-sale listings. Use query to find the place the user named, or parent_area_ref to list the ZIP codes inside a city. If several areas match, ask the user which one they meant.

list_supported_areas

Identify one home from an address or a EuKreate listing link and report whether it is an active EuKreate listing, with its page link. Use get_listing_details instead when the user wants to know about the home.

resolve_active_listing

Search active for-sale single-family homes, condos and townhouses in one supported area. Returns up to 10 listing cards and the filters actually applied. Status and sale type are fixed by the service. Filters are never relaxed: if nothing matches, say so and offer a specific change. Keep the user's filters for follow-up searches unless they change them. For one specific address, use get_listing_details.

Display EuKreate listing cards for up to 8 listing_refs from search_active_listings. The server re-reads each listing, so pass references only.

show_listing_results

Display one home's EuKreate view: price and facts, an interactive map with routes to assigned schools and nearby places, market context and the Honest Brief. Pass exactly one of listing_ref or address.

Use get_listing_details instead to ANSWER a question in words, such as asking for the HOA dues or assigned schools: that one draws nothing, which keeps the conversation reading as a conversation.
