Rental Market Data (Multifamily & BFR) answers the first questions about a U.S. build-to-rent (BFR) or multifamily site: what is being built nearby, what comparable rentals ask after concessions, who lives within a few miles, and how local home values compare with the metro. What it covers - Supply pipeline in 9 metros (Atlanta, Austin, Charlotte, Houston, Huntsville, Las Vegas, Nashville, Phoenix, Tampa), from public county, city and state records: entitlement cases, state construction stormwater notices and issued building permits, each labelled by stage. Only issued, unbuilt permits are marked committed; built projects are labelled existing stock. - Rents in 22 markets from the project's own weekly scrape of operator listing pages: asking and net-effective rent, concessions in weeks with the operator's wording, by floor plan, with the scrape date on every row. - Public-record unit counts and year built (county property records, Florida DBPR, City of Austin permits), each with its source. - Demographics and jobs for any U.S. address in 1, 3, 5 and 10-mile rings: U.S. Census ACS 5-year and 2020 counts, LEHD LODES jobs, BLS labor force. - Home values: the Zillow Home Value Index (ZHVI) for a ZIP against its metro, attributed to Zillow. An index level for the area, not an appraisal of any property. Nine read-only tools: a one-call site screen, supply by radius or by name, rent comps near a point, market rent medians, a community-name lookup, ring demographics, ZIP home values and a coverage check. Answers are capped at 50 rows and every source is attributed. Not included: licensed third-party unit counts, owner and property-manager names, and sale comps. No account needed. Connecting opens one consent page with a Cloudflare Turnstile check and creates an anonymous connection. Each connection gets 50 successful tool calls per UTC month (10 per minute), and every answer reports calls_remaining_this_month. Published by Herman Chan, an independent developer.
