REMAX D-A-CH

Count properties matching structured filters. Returns `{ count, filters_applied }`. Use for 'how many / wie viele …' aggregate questions.

property_count

Fetch a single property by its numeric REMAX property ID (e.g. 321252, NOT the URL slug). Returns the full listing row. Property IDs are only unique per country; on a cross-country collision the tool returns `candidates` instead — pick the right one (from context or by asking) and call again with `country` set. Every result row carries a `currency` field ('EUR' or 'CHF') — always quote prices in that currency, never infer it from the property's country.

property_get_by_id

Fetch a single property by its remax.at / remax.de / remax.ch listing URL (e.g. https://www.remax.at/de/1609-46596). Pass the URL unchanged — do NOT extract numbers from the path; the slug is not the numeric property ID. Every result row carries a `currency` field ('EUR' or 'CHF') — always quote prices in that currency, never infer it from the property's country.

property_find_by_url

Fetch full rows for a set of property ids. Exists for the result card to restore itself after the host reduces the tool result to id+title; it is not a search tool and is hidden from the model. Returns EVERY match across AT/DE/CH because ids are unique only within one country — the caller disambiguates on title.

property_hydrate

List properties from the REMAX residential database for Austria, Germany and Switzerland matching structured filters. Returns up to 50 results with projection columns (id, title, price, currency, location, area, contact, and `link_to_share` — the listing URL; always include it when you present results as a list or table). Use for 'show me / which / are there …' questions. Searches all three countries unless the `country` filter is set. Listing content (titles, descriptions) is source-language, mostly German. Every result row carries a `currency` field ('EUR' or 'CHF') — always quote prices in that currency, never infer it from the property's country. Each call renders one map result card. In hosts that show only the last card of a reply, a second, narrower search replaces the first card, and one that matches nothing leaves an empty card — so all filters belong in a single call, and a subset of the results is best picked in the written answer rather than by searching again.
