Use this when the user asks about market conditions, price trends, inventory levels, days on market, or general market health for a region. Returns current active inventory snapshot (public) and historical monthly trends (requires auth). REGION: Use the same location codes as search_listings (e.g., "metro", "mapnv", "vancouver-city", "kelowna"). AREA: Optional sub-area within the region. Defaults to "everywhere". Use availableAreas in the response to discover valid sub-areas for follow-up calls. PROPERTY TYPE: Optional. Defaults to "all". Use "HSE", "APT", "TWN", "PAD", "MUF", "LND" to filter. Returns: Active inventory snapshot (count, median price, $/sqft, DOM) and historical trends (sales, prices, inventory, DOM, months of inventory). Use the "months" parameter (1–60, default 12) to control how many months of history are returned. Historical trends require authentication. get_market_stats

Use this when you need to find valid neighborhood names for a specific city or region before searching listings. Do not use this for general location lookups or geographic boundaries.

get_neighborhoods

Use this when the user asks about price distributions, price ranges, "what do prices look like", how much homes cost in an area, how many listings fall in certain price brackets, or where prices cluster in a market. This is the RIGHT tool for any question about pricing patterns or affordability — do NOT use search_listings for these questions. Returns a breakdown of listings by price bucket (counts per range), not individual listings. Accepts a subset of search_listings filters (status, cityOrRegion, province, areaNames, propertyTypes, beds, baths, sqft, buildingAge, daysBack, leaseFilter) — no price, sort, pagination, or advanced filters. PRICE BUCKETS: Returns counts for predefined price ranges from $0 to $20M+. AUTH: Active listings are public. Sold/expired require authentication and "daysBack" parameter. Use this when the user wants to find, browse, or compare specific real estate properties for sale or recently sold in Canada (primarily British Columbia).
