Zumper

Fetch available floor plans for a building with pricing, specifications, and layout photos. Returns floorplan listings grouped by bedroom type. Called by the widget when user views building details, or directly from chat using a building_id from search results.

get_building_floorplans

Retrieve detailed listing information including full description, amenities list, pet policies, lease terms, and complete photo gallery. Called by the widget for detail views, or directly from chat using building_id+pb_id (or listing_id+pl_id) from search results.

get_listing_cardback

Get historical rent trend data for a city or neighborhood, including median rent by bedroom type, month-over-month and year-over-year percent changes. Called by the widget for the rent trends tab, or directly from chat to answer market questions. Falls back to city-level data if neighborhood data unavailable.

get_rent_trends

Text-only rental lookup for narrow factual questions - e.g. 'what's the cheapest 1-bedroom?', 'how many pet-friendly places are under $3k?', 'is anything available near X?'. It renders no widget, so browsing and discovery requests ('find me...', 'show me...', 'I'm looking for...') are better served by search_rentals. Takes the same filters as search_rentals and returns a readable summary plus listingsPreview with ids for get_listing_cardback and get_building_floorplans. Each listing includes its Zumper url; linking listings you mention lets people open them.

quick_search_rentals

Internal: re-runs the current search for a map viewport (bbox) when the user pans or zooms the widget's map. Called by the widget only - never call this directly; use search_rentals for user requests.

search_rentals_viewport

Search Zumper rental listings and present them in an interactive widget with photos, a map, and rent trends. Use this for apartment browsing and discovery - requests such as 'find me', 'show me', 'I'm looking for', or any mention of apartment criteria or amenities. Map natural language to the nearest parameter (fitness center -> building_amenities:['gym'], dog-friendly -> pet_policies:['small_dogs','large_dogs']), and merge new criteria with the active filters from the previous response. The widget itself displays the results, so a brief confirmation is usually enough of a reply. The listingsPreview field in the output supports answering questions about specific listings (pass its ids to get_listing_cardback or get_building_floorplans) and hosts that cannot render the widget. For a narrow factual question such as 'what's the cheapest 1-bedroom?', quick_search_rentals is the better fit.

search_rentals
