Fairwalter

Statement (Kontoauszug) of one financial account for one property and fiscal year: every booking with date, label, counter account, debit, credit and running balance, plus the opening balance, the debit and credit totals and the closing balance. Use this for "what was booked on 2350", "what did we spend on account 1154 in 2025", "how much went through the bank account". With comparePrevious it adds the previous fiscal year's totals and the difference ("more than last year?"). Read-only. Totals are computed over every booking even when the bookings list is truncated; narrow a truncated statement with dateFrom/dateTo. Amounts are Swiss francs. This is a single-property statement: a mandate-wide consolidated ledger is not available here.

fw_account_statement

Checks the ancillary expense (Nebenkosten) settings of one Fairwalter property for mistakes: a financial account linked to two ancillary expense accounts, an allocation-formula account without a distribution key, a linked financial account that is not ancillary-expense eligible, an eligible financial account with bookings that no ancillary expense account collects (forgotten), and an ancillary expense account with no financial account at all. Use this for "are the Nebenkosten settings right", "did we forget an account in the Nebenkostenabrechnung". Read-only. This is an all-time settings check: the forgotten-account rule looks at bookings from every year, not one fiscal year, so a forgotten account may stem from an old booking. It reports settings, not a settlement (Abrechnung).

fw_ancillary_expense_check

Details of one Fairwalter asset (Anlage / Gerät, e.g. a Backofen, Waschmaschine or Heizung): manufacturer, model, serial number, purchase date, build year, life expectancy, guarantee period, last and next service date, the room and object it sits in, and every creditor invoice booked on it with the total and a per-year breakdown. Use this for "what did this appliance cost us", "how old is it", "when is the next service", "should we replace it". Read-only. totalCost sums the invoice positions booked on the asset — purchase and installation included, not just repairs; the recorded purchase price (cost) is normally one of those invoices, so never add the two. Invoices are linked to the asset, not to a damage: a repair invoice can only be matched to a damage by asset and date.

fw_asset_detail

Details of one Fairwalter rent contract, including its full rent history: every rent period with its start and end date, net and gross amount, reference interest rate, inflation index and the reason recorded for the change. Use this to answer "was the rent ever increased", "what did they pay before", "when does the contract end", or "what notice periods apply". Read-only. Amounts are Swiss francs per billing cycle, with the monthly equivalent alongside.

fw_contract_detail

Details of one Fairwalter damage (Schaden): status, title, description, cause, date, estimated cost, the object and building it sits on, the asset (Gerät) it concerns if any, and the service provider handling it. Read-only. The estimated cost is an estimate entered when the damage was recorded — Fairwalter does not link creditor invoices to a damage, so what was actually spent on it cannot be reported here. When the damage carries an assetId, fw_asset_detail lists that asset's invoices, which may include the repair.

fw_damage_detail

Look up a financial account (Konto) in the Fairwalter chart of accounts (Kontenplan) by its number, a number prefix, or a word from its label — "2350", "Serviceabo Lift", "Heizung". Use this whenever a question names an account number or an account label, or before fw_account_statement when only a label is known. Read-only. Accounts belong to the customer, not to a property; pass propertyId when the property is known so the right chart (rent or condominium) is searched. Returns accountNumber, label, group and category; the statement itself comes from fw_account_statement with a propertyId.

fw_find_account

Look up a person in Fairwalter property management — tenant (Mieter), owner, or contact — by name, email address or phone number. Use this whenever a question names a person in a rental, tenancy, invoice, balance, or damage context ("who is X", "overview on X", "what does X owe"). Read-only. Returns compact rows; pass the personId to fw_person_overview. An empty query with sort: sortName lists everyone alphabetically by last name; page with offset while hasMore is true.

fw_find_person

Look up a rental object in Fairwalter property management — a flat (Wohnung), commercial unit, parking space or storage room — by its name, EWID, building name or street. Use this whenever a question names an address, a building or a flat ("what is at Seefeldstrasse 24", "who rents Wohnung 2.1", "damages in the flat on the 2nd floor"). Read-only. Returns compact rows with the building address; pass the objectId to fw_object_overview. An empty query with sort lists all rows in order (e.g. alphabetically); page with offset while hasMore is true.

fw_find_object

One-call aggregated overview of a Fairwalter person (tenant, owner, or contact): master data, rent contracts with flat/building details, debitor invoices with the open balance ("what does this person owe"), and damages on the objects of current contracts. Use this to answer tenant overview, balance, rent, or damage questions. Read-only. Sections capped at 500 rows; a truncated flag, with returnedRows and totalRows where a total is known, marks incomplete sections ("at least" figures).

fw_person_overview

How much the rent of a Fairwalter contract could be increased at the next date notice could be given, and what the increase is made of: the reference interest rate (Referenzzinssatz) steps since the rent was last set, inflation, and the general cost increase. Use this for "can we raise the rent", "is there increase potential", "what could we charge". Read-only. Amounts are NET rent (Nettomietzins) — the gross rent includes ancillary expenses, which this calculation never touches. The result is what the law permits, not a decision and not a notified increase; a rent without an index base, a reference interest rate, an inflation index or a cost settlement month yields no potential at all.
