Description
Australian property listings change quietly. A price guide gets revised, "Offers over $949,000" becomes "Contact Agent," and the listing page shows you only the latest version — with no record of what came before. Property Mate gives your assistant access to the tracked history behind realestate.com.au listings — a single property, or a whole suburb. Share a property URL for a dated timeline, or name a suburb to see how its market has moved. For a single property: Listing title history — every version of the displayed price or headline, with the date it changed Agent price guide — the range quoted by the agent over time Search filter range — the price bracket the listing appears under in search results, which often shifts before the public guide does Change flags — each entry marks which values moved, so you can spot revisions at a glance Repeated identical observations are collapsed, so you see the changes rather than a wall of duplicate rows. For a suburb: Market summary — how many tracked listings fell, rose, or held steady, plus the median price band Price drops — the specific properties that came down the most, with their before and after bands Suburb comparison — up to eight suburbs side by side, ranked by the share of listings discounted Data coverage — how many observations exist and how far back they go, so you know whether the numbers are worth trusting Property Mate reports medians rather than averages, because a single re-listed mansion can otherwise distort a whole suburb. It also always shows the flat share — in most suburbs the majority of listings never change price at all, which is itself the useful finding. Things you can ask: "Has the price guide on this listing changed since it was listed?" "How long has this property been on the market?" "Did the search filter range drop before the advertised price did?" "What's happening to house prices in Baldivis, WA?" "Which properties in Applecross, WA have dropped in price the most?" "Compare Applecross, Ardross, Ascot and Ballajura in WA — which has the most price drops?"
