Free certificate of insurance (COI) tools for general contractors, property managers and HOA boards. Four read-only tools: - build_insurance_requirements: the general liability, auto, umbrella and workers' comp limits and the additional insured, waiver of subrogation and primary/non-contributory wording to require of a subcontractor or vendor, scaled to the trade's risk and contract size, with the reasoning for each limit and contract-ready exhibit text. - check_certificate: checks an ACORD 25 against a preset or those requirements. Claude reads the certificate; a deterministic rules engine returns pass, fail or needs review with a plain-English reason per requirement (limits, expiry, endorsements). Anything missing, unreadable or uncertain is routed to needs review, never silently passed. - list_requirement_presets: ready-made requirement sets for a construction subcontractor and a property / HOA vendor. - find_coi_guides: plain-English guides on reading an ACORD 25, CG 20 10 additional insured endorsements, waiver of subrogation and vendor insurance requirements, with links to cite.
